Due diligence is an important step in property acquisition, transfer, and even refinancing. You don’t want to assume environmental liabilities on a property acquisition because you believed environmental due diligence was unnecessary. You also don’t want to be blindsided by environmental issues after you have “moved in”.
Gould’s Phase I Environmental Assessments follow the Federal All Appropriate Inquiry (AAI) standards, with a diligence worthy of your prospective purchase. Our investigation of a property begins with a site visit, and continues with full attention to information reviewed from municipal, county, and state agencies, along with property and/or business owner interviews. Information from these sources as well as historical Sanborn Maps, deeds, topographic maps, and governmental database searches help piece together the historical use of the property.
